The Seller's Checklist

It's not possible to list everything you should think about before selling, but the following is a good start:

  1. Will you sell at auction or private sale?
  2. Will you use an agent?
  3. Do you want to get advice before you sign up with an agent?
  4. Are there any renovations, a swimming pool, recent works that you need to tell your advisor about.
  5. Have you received any notices by any authority, the occupier of adjoining land, etc that you need to tell your advisor about.
  6. Are you an ownerbuilder? If you are, there is additional information that you will have to give the buyer.
  7. Do you have a copy of your title?
  8. Do you have all the rate certificates?
  9. Who will do the conveyancing?
  10. What settlement terms would you prefer 60 days or 90 days (or another period)?
  11. Is the insurance on the house still current?
  12. Is it necessary to complete any work on the house before contracts are exchanged?
  13. If you have tenants in the house, will you sell subject to the tenancy or will you give them notice to leave?
