The Seller's Checklist
It's not possible to list everything you should think about before selling, but the following is a good start:
- Will you sell at auction or private sale?
- Will you use an agent?
- Do you want to get advice before you sign up with an agent?
- Are there any renovations, a swimming pool, recent works that you need to tell your advisor about.
- Have you received any notices by any authority, the occupier of adjoining land, etc that you need to tell your advisor about.
- Are you an ownerbuilder? If you are, there is additional information that you will have to give the buyer.
- Do you have a copy of your title?
- Do you have all the rate certificates?
- Who will do the conveyancing?
- What settlement terms would you prefer 60 days or 90 days (or another period)?
- Is the insurance on the house still current?
- Is it necessary to complete any work on the house before contracts are exchanged?
- If you have tenants in the house, will you sell subject to the tenancy or will you give them notice to leave?
