Will renting out a room in my home affect my capital gains tax exemption upon sale?

Q.

I currently own and live in a two bedroom apartment and am considering renting out my spare bedroom. How are the tax deductions such as interest, rates, body corporate, etc, worked out between myself and my tenant? Will this affect my CGT exemption as this is my main residence?



A.

You should take advice from your accountant because there are many aspects to consider and one of the most significant is that you may lose part of your capital gains tax exemption. You also need to be able to justify how the expenses are apportioned.
