Land Sub-dividing

I would like to sub-divide my father's land but the bank will not loan me the money as I am no the owner. Is there a way around this?

Q.

My father has land in Tasmania that is ripe for subdivision. He does not have the money to put towards this and the banks won't lend him any more money. He has asked if I would like to subdivide the land myself. I would love to do this but the bank won't lend me the money as the land title is not in my name. Is there any way around this other than my father selling me the land and in turn costing me stamp duty?



A.

Right now banks are reluctant to lend for subdivision but if you have a good case, your best option is to talk to the bank about lending the money to you as primary borrower with the land as security and with your father as guarantor. Just be aware that he will lose his land if your expectations are not met and the project fails.
