What would you recommend as a higher risk - longer term investment portfolio?

I am about to receive about $45,000 from the sale of a property. I am not in a position to buy again straight away but would like to maximise that opportunity in about two to three years time. What would you recommend as a higher risk - longer term investment portfolio? I realise it's a modest sum but I have to start somewhere again. I have other monies for shorter term needs. We are very interested in property and are considering vacant land also.

For a timeframe as short as the one you mention, you can't afford entry or exit fees, or any market risk. Therefore choose one of the online accounts offered by institutions like BankWest and ING.
